Most people looking for a flat in Limassol or a villa near Paphos start the search on a phone, often from another country, and almost always on a property portal. By the time they contact an agent they have compared twenty listings. Your website is where they decide whether you are the agent worth replying to. Too many agency sites in Cyprus are either a portal copy with a logo on top, or a brochure nobody has touched since 2019. Here is what buyers actually look for.
Portals bring the buyer, your site closes the enquiry
Bazaraki and the international portals will always list more properties than you, so do not compete on volume. A buyer who finds your property on a portal usually types your agency name into Google before sending the enquiry. That search lands on your site, your Google Business Profile and your reviews. If the site looks tired, or the listing is not even there, the enquiry goes to the next agent on the portal page. Your job is to make that one minute of checking end with "these people look serious".
One page per property, with the facts buyers abroad need
Each property needs its own page with its own web address, not a pop-up or a PDF. Buyers abroad cannot pop round on Saturday, so the page has to do the first viewing for them. Beyond price and bedrooms, that means:
- Fifteen or more honest daylight photos, a floor plan with square metres, and a short video walkthrough.
- Distances in minutes to the sea, the motorway, the nearest school and supermarket, not "close to all amenities".
- Whether the title deeds are issued, the year the building was finished, the energy certificate and any common expenses.
- Whether it is sold furnished, and the running costs you know about.
- The name of the person who will answer the enquiry.
Write the page in English first and keep place names as they are. Greek buyers want a Greek version too; for Russian or Hebrew speakers, a reviewed translation of the key pages is enough. Photos matter more here than on any other kind of website, and the same photo rules apply.
Show the price
"Price on application" loses the buyer who is comparing in the next tab. Show the asking price and say whether VAT applies to a new build. If a developer insists on hiding figures, publish a starting price for the project. We looked at when hiding prices costs you; property is the clearest case of all.
Sold properties are your best marketing
Listings expire. The moment a property sells, most sites delete the page, and with it the Google ranking it built up over months. Keep the page, mark it "Sold", remove the price if the seller prefers, and add one line about how long it took. A list of sold homes in Germasogeia tells the next seller in Germasogeia that you can do it, and it keeps the search traffic the live listing earned.
Area guides nobody else writes
Buyers from abroad search for "living in Larnaca" or "best areas in Paphos for families" long before they search for a specific flat. Almost no Cyprus agency answers those questions. One honest page per area you work in, with the schools, the drive to the airport, the typical price per square metre and what the street sounds like in August, will outrank every portal for those searches and bring the buyer to you first. It is the location-page approach applied to neighbourhoods.
Make the enquiry easy across time zones
A buyer in London or Tel Aviv is enquiring in their evening. Your form should ask for a name, a phone number with country code, the property reference and a good time to talk, and nothing more. Put WhatsApp beside the form and say when a human replies. Offer a video viewing on a phone in your first reply; that is what turns an enquiry from abroad into a flight to Cyprus. During the day, reply within the hour. The agent who answers first usually gets the viewing.
Trust signals a buyer checks
Estate agents in Cyprus must be registered with the Council of Registered Estate Agents and hold a current licence, and buyers from abroad are increasingly advised to check. Put your registration and licence numbers in the footer. Add named reviews from both buyers and sellers, photos of the real team, and one plain sentence about which fees, if any, the buyer pays. Keep your Google Business Profile category, hours and photos matching the site, because that is the first thing the name search shows.
A twenty-minute check
Open your newest listing on your phone. Can a stranger see the price, the exact area, a floor plan and a way to contact you within one scroll? Is your licence number anywhere on the site? Does your last sold property still have a page? Every "no" is this month's work. If the site cannot do these things at all, the structure needs to change rather than the colours. That is the kind of website we build, and we are happy to look at yours first.
